都市の『よはく』への可能性。
新青梅通りに面している、極端に細長い敷地に計画した全5住戸の長屋である。建築家の職能とは、新たな価値を発見し、生み出すことである。都市の潜在的な価値を見出し、建物の在り方を提案するため、建築家自ら敷地を探すところからはじめた。一見すると使い道のない、街や都市に眠る『よはく』のような敷地に、地形と周辺環境という大きく二つのアプローチから付加価値をつけて、どのように魅力のある住まいとするかを考えたプロジェクトである。都市のスケールを建物に取り込むことで、狭小住宅ではあるが、ダイナミックな空間構成とした。一つ目のアプローチとして、敷地の地盤面と道路面の高低差が大きい地形を利用して、1階部分の居室の階高を高くとることで開放感のあるLDKとした。また、これによって屋根裏収納(ロフト)を設ける事ができるので、空間の立体的な有効活用も可能となった。二つ目に、敷地の隣に木々の豊かな国の施設があることを利用して、居室やサニタリーに大きく開口を設け、周辺環境を借景として取り入れた。高低差が大きく閉鎖的な印象の敷地も隣地の空間的構成をうまく取り入れることで新しい可能性を示すとともに、新青梅通りという交通量の多い大通りに面していながらも、玄関を開けて一歩中に入れば、緑を近くに感じられる心地の良い空間を目指した。このように、使い道のない敷地を土地の専門家ではなく、土地を生かす専門家である建築家自らが探し、建築するところまで行うことで、住まい(SMI)の探し方のリノベーション(RE)を提案できるのではないだろうか。
今後、建築家という職能を広げる一つの方法となればと思う。

The potential of a city’s “residual land”
Occupying an extremely long and narrow site usually considered as a residual land, the project strives to use the potential of this area. As architects, our role is to add value, so we based our design on two major approaches: topography and surrounding environment, to make it a charming residence. We designed 5 small units, lined up along Shin Ome road, and apposed to the planted backscene. We overcome the physical limitation of the site by a dynamic spatial structure, playing with the terrain to create intimacy while creating connections with the outside.
By lower the living floor below the main road, the ceiling space is free and can include a loft between the upper and lower floor. This three dimensional organization privileges the relationship with the background site to dialogue with the nature, and preserves the residents from the discomfort of the high traffic road.
Our belief is that there’s no such a residual land that is meant to stay a remaining determined by its location. Instead, the role of the architect is to consider each land’s intricacies and enhance their potential.
