既存、新たなコミュニティを繋ぐ-施主住居と3戸の賃貸住居からなる施主住居と3戸の賃貸住居からなる4世帯の集合住宅である。敷地は世田谷区の閑静な住宅地に位置している。周辺には農地や緑地が点在しつつも、同時に宅地開発が盛んに行われており、数力月前までは畑だった風景は様変わりし、無造作な街並みを形成していた。目まぐるしい早さで新旧が混在していくこのような環境において、土着する地域コミュニティは融合する間もなく除々に希薄なものになっていくと考えられた。本計画地もまたその一部であり、例外ではなかった。この状況を打破すべく、偏った世代の既存コミュニティと新たな世代によるコミュニティを繋ぐ起点になるような計画が必要であると考えた。新たなコミュニティの種となる小さな接点を、積極的に誘発し代謝していく仕組みづくりに注力した。一般的な集合住宅に見られる、細長い廊下に玄関が建ち並んだ無機質とも言える共用部ではなく、人が滞留、交錯するような活気ある共用部づくりを目指した。そこで全体のポリュームを平面においてコの字型に積み木を積むように立ち上げ、そこに生じる「抜け」を広場空間、前庭（玄関）、バルコニーとして配した。この「抜け」が広場を中心に立体的に繋がることで、専有・共有・隣地といった輪郭を覆味にし、住人にあらゆるコミュニケーションのシーンを与え、接点を広げるものとしている。つまり、コミュニティの新たな境界を住人たちの意思によって築いていくのである。定住し続ける施主を中心に、居住者が新陳代謝を繰り返すことでコミュニティは育ち続け、そして波紋のように広がり、いずれは地域を繋ぐ新しいコミュニティづくりの一端を担っていくことを願っている。

HOUSE SOSHIGAYA
This apartment house gathers 4 households including the client’s residence and 3 rental apartments. The site is located in Setagaya city, where a residential area is spreading considerably across primary green farmlands. This development has changed the landscape dramatically, shaping the cityscape randomly. Without exception, the project was included in this swift development.
Taking in consideration this change and the new coming residents, a rupture in the existing community should be anticipated to keep the decreasing former habitants included in the aspiring community, while welcoming the arriving residents. As a response, we thought that it was necessary to connect these distinguished groups, generations, starting by thinking of a plan that would serve this purpose. To do so, we’ve focused on a layout that could build the point of contact between habitants and become the seeds of the new community.
Accordingly, we decided to create a common area, structured in an organic way as opposed to the general narrowed corridors leading to lined up apartment entrances.
Here, the whole volume was drawn in a U-shaped building block on a flat surface. The remaining “voids” create a micro plaza overlooking the balconies and the front yard entrance. By connecting these “voids” three-dimensionally to the apartments, the outlines of exclusive and sharing become overlaid, and comfort the residents to invest this space and exchange with their neighbors. The possible variety of scenes offers the residents the freedom to create this new community and elaborate its boundaries. We hope to sustain its continual growth, like the first ripple of a local network. The renewal of residents will be the core dynamic of this project, while the owner continues to settle, and eventually participates in its development.
